Which are the rules for occupying our flats ?

  • The residence is occupied for dwelling / housing purposes.
  • The apartment cannot be used for professional activity or for exercising an activity that is contrary to French law and public morals.
  • The tenant must respect the security guideline that will be presented to him upon his arrival.
  • The tenant is obligated to tidy and clean the apartment throughout their stay and to avoid making any unintended damages. In case of damage, the tenant is asked to contact Urban Sejour quickly.
  • The use of the Internet is subject to the current French legislation and will remain under the tenant’s responsibility in case the law is violated.

Deviating from these rules will result in an immediate departure of the tenant, without prior notice and without refund of the security deposit by the owner.

SOME PRACTICAL INFORMATION FOR OCCUPANTS

Urban Sejour’s tenants come from different backgrounds, different socio-professional backgrounds, different cultures and customs. When signing a rental contract, the tenant is assigned a number of rights and duties.

The apartments offered by Urban Sejour are of good quality, some are even of high quality or luxury flats. Therefore the owner, their representative or the agency, asks all occupants to take care of the accommodation as they would of their own home.

Households

For all short-term stay, an end-of-rental cleaning and laundry are included in the rental price.
For all mid-term or long-term stays, the contract provides for monthly cleaning. However, it is compulsory that the tenant cleans the furnished apartment regularly.

Use of the booked flat

The booked lodging is offered for residential purposes only and cannot be used for professional activities. However, Urban Sejour rents out housings more and more to tenants who have signed a mobility lease, for professional mobility. Then, with the onset of the health crisis of 2020, teleworking became a necessity. For this reason, teleworking in our furnished self-catering apartments is authorized but not the reception of customers in the premises.

Co-rental and sub-rental

It is useful to remember that any occupation contrary to French law is prohibited, as is the use of the Internet connection for web hacking.
Subletting is also prohibited there.

Sharing the flat is allowed, but the occupants of the accommodation must take care of the premises and respect the neighborhood. (Often roommates opt for apartments with 2 or 3 bedrooms).

Neighborhood

Because of the rise of very short-term rentals (rental per night, Airbnb type), many condominiums fear tenants who regularly “come and leave”, with suitcases and nightly noise.

However, the minimum length of stay at Urban Sejour is adapted to each accommodation. This will also depend on the co-ownership regulations.
Some authorities prohibit short-term rental. An apartment that is located in such a building can only be rented for monthly rental or under a mobility lease.

For a few nights, a few weeks or several months, the tenant(s) must respect the occupancy rules imposed by the property management or the co-ownership trustee. These rules will usually include : respect the selective sorting of dumpsters, close all the doors in the building in order to guarantee the safety of the inhabitants, do not throw waste anywhere other than in the bins …

 

     

 

Contact us in the event of deterioration or the start of deterioration

Urban Sejour asks the tenant to contact the agency or the owner in the event of any degradation, voluntary or involuntary deterioration or if any damage starts to show in the accommodation.
During a mid-term or long-term stay, the vagaries of everyday life occur and some can cause the deterioration of the apartment (furniture, equipment, floors or walls, etc.).

Water damage, regular power cuts, the appearance of a mold, degradation of the soil by a chair or another piece of furniture moved regularly, the lock which might become increasingly difficult to handle … Reporting such problems could prevent a possible breakage or greater degradation.

In the event of a very big problem that prevents the tenant from occupying the apartment peacefully, such as the failure of one of the important equipments (heating or hot water during the winter, for example), Urban Sejour will make every possible effort to relocate the occupant in a preferably similar flat.

Just like the tenant must respect a certain number of rules, the lessor must also respect several obligations.

  • The owner may not request the payment of several rents in advance.
  • The owner cannot force the choice of an insurance company.
  • The lessor must provide the tenant with housing that is in good condition and clean, all repairs done. The equipment mentioned in the rental contract must be in good working order.
  • They must ensure that the tenant will be able to benefit from the apartment peacefully. The lessor may however visit the accommodation or have it visited by any person appointed by them, for the surveillance and maintenance of the building and all the installations, whenever necessary.
  • Furthermore, the lessor has to notify the tenant, at the latest the day before, in the event of a necessary visit to the accommodation, except in case of an emergency.
  • The owner is asked to offer a tasteful and neat decoration of the apartment.
  • The lessor will ensure the maintenance and cleaning of the accommodation (except of the dishes, the trash and the cleaning of household appliances) and also provide the towels and household linen in line with the duration of the stay: minimum 1 set of spare sheets per bed and linens for all stays longer than 20 days.
  • The owner will provide the operating instructions and instructions for the heating as well as the various household appliances and video or audio devices.
  • They will also provide all necessary phone numbers.
  • The security deposit cannot be kept for more than two months after the departure of the tenant for yearly contracts and 10 days for temporary rentals.
  • Any total or partial withholding of the security deposit must be justified.
