A temporary apartment is simply an accommodation offered for seasonal rental. This means that the temporary lodging cannot be rented for more than 90 nights maximum.
Seasonal rentals are very present in large cities such as Lyon, which annually attract many tourists thanks to their attractions and activities, but also many traveling professionals, people relocating, expatriates, etc.
A temporary flat is designated as a furnished tourist accommodation. A furnished tourist apartment must meet a certain number of criteria in relation to its furnishings and equipment. Urban Sejour’s temporary apartments offer, beyond the mandatory criteria, a very complete equipment to ensure that your stay will be as pleasant as possible.

What solutions exist to book a temporary apartment for more than 90 nights?
The booking of a temporary apartment for more than 90 nights is possible under certain conditions. For a stay that exceeds the 90 nights, imposed by the Hoguet law of 1970, a secondary residence contract can be concluded which is subject to the Civil Code and allows a certain flexibility in particular concerning the duration of the stay. Another option would be a mobility contract (bail mobilite). This allows you to rent a temporary apartment for a minimum of one month, up to ten months included. However, it is important to note that in order for a mobility lease to be concluded, the rental reason must be professional.
In view of the different contract options available to tenants and owners, booking a temporary accommodation is not necessarily limited to seasonal rentals. A temporary apartment can therefore be booked for a medium or relatively long stay, if the conditions are met. Thus, it may be considered to book a temporary apartment for a transfer, a professional mission, training, studies, an internship … or even as a secondary residence during certain months of the year.
Almost all of the temporary apartments offered by Urban Sejour can also be rented for mid-term or long-term stays. Don’t hesitate to contact our team for any questions.
And for owners: what are the conditions for offering an apartment as a temporary accommodation in Lyon?
Not all apartments can be offered as temporary accommodation. Indeed, special conditions must be respected so that the apartment can be rented for seasonal rental.
First, the co-ownership of the building must accept seasonal rental. Indeed, the condominium can prohibit an apartment from being rented as a temporary flat if a clause limits the rental in the building to main residences.
Furthermore, according to the Alur law of 2014, seasonal rental is framed as a commercial activity. Therefore, in crowded areas with more than 50,000 residents such as Lyon, the temporary apartment must be declared to the town hall and obtain an authorization for seasonal rental. In order to obtain this authorization, a fairly large file must be completed. This task can be quite time-consuming and Urban Sejour’s team can guide you through its completion. As soon as the authorization is obtained, a registration number is assigned to the temporary accommodation.
